Mortgages



Fixed Rate Loan

These loan programs offer a fixed rate of interest and fixed monthly principal and interest payment for the life of the loan.

Terms Available
• First Mortgage: 10 year, 15 year, 20 year and 30 year

Property Information
• Property Types – Owner occupied for all types and 1-4 unit investment properties are permitted for 10, 15, 20 and 30 year.
• Second Homes/Vacation Homes – One (1) unit is permitted for all loans if it’s located a reasonable distance away from the primary residence or if it’s in a recreational area.

Costs
• Down Payment – minimum of 3% of member own funds required.
• Closing Costs and Prepaids - may be paid by a third party as long as the minimum down payment is satisfied by the member.
• Seller Contribution Limits* (Primary Residence and Second Homes Only):
• 3% of Value when LTV >90%
• 6% of Value when LTV is from 76% to 90%
• 9% of Value when LTV is 75% or less

*There is a 2% maximum interested party contribution cap for investment properties only.

Debt Ratios (general rule only)
• Housing Expense: Generally, 28% - 35% of total gross monthly income. Compensating factors could increase these percentages.
• Fixed Payment: Generally, 40% - 45% of total gross monthly income.

 

No Closing Cost Fixed

This loan offers a fixed rate of interest and fixed monthly principal and interest payments for the life of the loan. Members are not required to pay any closing costs, except for the application fee and prepaid interest and escrow items.

• First Mortgage: 30 year fixed.

Adjustable Rate Mortgage

An adjustable interest rate and monthly principal & interest payments are consistent for either 1, 3, 5, 7 or 10 years and then adjust annually based on the index.

• 1/1 LIBOR ARM, 3/1 LIBOR ARM, 5/1 LIBOR ARM, 7/1 LIBOR ARM, 10/1 LIBOR ARM

• Property Types – Owner occupied for all types. 1-4 unit investment properties.
• Second Homes/Vacation Homes – One (1) unit for all loans providing its a reasonable distance away from primary residence or if its in a recreational area.

• Closing Costs and prepaids – May be paid by a third party as long as the downpayment is satisfied by
the member.

HARP

The HARP DU Refi Plus product provides refinance opportunities to members with existing Fannie Mae loans who have demonstrated an acceptable payment history on their mortgage, but due to declining home prices have been unable to refinance to obtain a lower payment or move to a more stable product.

• First Mortgage: 15 year, 20 year, and 30 year

Property Information
• Property Types – 1- to 4-unit primary residences, 1 unit second homes, and 1- to 4-unit investment properties; all property types including condos, co-ops, manufactured housing, and PUDs.
• Second Homes/Vacation Homes – One (1) unit is permitted for all loans if it’s located a reasonable distance away from the primary residence or if it’s in a recreational area.

• Closing Costs and Prepaids

• Housing Expense: Generally, 28% - 35% of total gross monthly income
• Fixed Payment: Generally, 45% - 50% of total gross monthly income.


 

FHA

FHA mortgage lenders offer affordable financing, low down payment requirements, and competitive mortgage rates to those who qualify.

Terms Available
• First Mortgage: 15 and 30 year fixed

Property Information
• Property Types – Limited to 1-4 unit owner occupied properties.

Costs
• Down Payment - Minimum 3.5% of the appraised value or purchase price, whichever is less, invested
by the member (can be a gift).

Seller Contribution Limits
• Maximum 6% toward actual closing costs, discount and/or pre paid expenses.
• Seller contribution cannot be used towards down payment.

Debt Ratios (general rule only)
• Housing Expense: Generally, 31% of total gross monthly income, compensating factors may allow up to 43%.
• Fixed Payment: Generally, 41% of total gross monthly income, some allow up to 45%.

 

My Community Mortgage

This loan is designed for members with incomes at or below the area median or who reside or are purchasing in an underserved area. These loan programs offer a fixed rate of monthly principal and interest payment for the life of the loan.

• First Mortgage: 30 Year

• Property Types – Limited to one (1) unit owner occupied residences.

Costs
• Down Payment – minimum of 3% of member own funds required.
• Closing Costs and Prepaids - may be paid by a third party as long as the minimum down payment is satisfied by the member.

USDA

The USDA's office of Rural Development (RD) works with approved lenders to guarantee loans for members who meet the USDA property and income eligibility requirements. After looking at the costs of payday loans in our marketplace PCCU has made it a priority to create a short term 30-day loan that will combat the payday lenders who are gouging PCCU's members and community members alike.

We understand that life can bring unexpected surprises and being able to borrow up to $600 off your next paycheck would be a better option than taking a credit card advance or writing bad checks.
